This high-volume project set in midst of the Glenvale Park consortium development will deliver 148 units under a single phase for our client Stonewater Housing Group.

The family-led housing scheme incorporates a mix of quality homes and apartments which accord with the interesting design codes required by the planning authority. Comprising one, two, three and four-bedroom properties across various affordable tenures, it offers great range of sustainable new homes for would-be buyers in the area to get on to the property ladder in a more affordable way.

The challenge and solution

We assisted our client in designing an optimised scheme that helped meet local housing needs. In-depth discussions with the local authority helped tailor the tenures and housing types to reflect the demand. Our ability to brainstorm cost effective commercial solutions enabled the scheme to be delivered with build efficiencies and within a fixed build budget for our client.

Delivering sustainability and social value

Biodiversity

The scheme has the benefit of the wider green expansive areas which form part of the masterplan for the consortium development as a whole. Meandering green amenity areas have been thoughtfully located within various phases of the overall development. Mature trees and existing hedgerows have been retained and new propped planting is to be installed to bolster habitats.

Energy efficiency

In advance of the new part L of the Building Regulations our client was keen to ensure the project was geared to provide non fossil fuel heating options. This has been successfully achieved through the use of air source heat pumps.

Additional Affordable

The development also meets with V10’s aspirations to deliver a high level of affordable property options within any given development. Stonewater elected to take the scheme forward as a 100% affordable venture incorporating social rented, affordable rented, shared ownership and rent to buy options across site.
