V10 are delighted to have completed on the purchase of 39a-49a Woodgrange Road, Forest Gate in the London borough of Newham in partnership with Clarion Housing Group.

The proposed development comprises a mixed use retail and residential development and will be first large scale development in the immediate area to be built. Retail units are located on the ground floor, with housing units and private terraces above. There are 74x residential units around two cores, which are situated to the north and south sides of the development. Units are arranged on an east-west direction, with west and south facing private terraces on upper levels. The ground level includes residential entrances and servicing amenities, a large flexible retail area, which is to be subdivided for multiple retailers.
The proposed building will vary in height between a total of 5 and 7 storeys on the Woodgrange Road elevation, stepping up in height towards the north of the site. Brick wil be used on the lower levels of the development to ensure it is in keeping with the surrounding Victorian context in the Forest Gate Town Centre Conservation Area. The top levels of the proposal use a pre-patinated copper cladding to emphasize the contrast between the body and the top of the building to continue and complete the language of the adjacent Victorian terraced houses to the south.

The site is located approximately 200m south of Forest Gate train station and in a area under-going continous gentrification. Trains take 20 minutes to reach Liverpool Street station.

The scheme includes a green podium along the edge of the Level 01 private terraces, where growing shrubs will provide a visual amenity for the residents. There will be limited external realm outside the ground level floor plate and pavement will be reinstated along Woodgrange Road and Earlham Grove. Along the western wall on the ground level, the limited area outside the wall be considered for shrub and ivy planting.

V10 is delighted to announce that a site start is now imminent following reserved matters approval for phase 1.
This large scale project set in the East Sussex countryside in Hailsham was realised by V10 for the Clarion Housing Group. The scheme containing 157 homes assisted our client in meeting with their development aspirations in the Home Counties.The large scale housing-led scheme will deliver a mix of homes and apartments consisting of one, two, three, and four bedroom properties across various tenures. The site was formerly fields and a garden nursery and has wonderful aspects over open countryside.

This exciting project was procured for our client RP who elected to incorporate an over provision of shared ownership dwellings within the scheme mix. This would allow a diverse range of people in the area to take a step forward on the property ladder.

The proposed development has a distinctive country feel with the local vernacular reflected in the design of property facades. These incorporate rustic design features throughout, using natural materials. The scheme contains a large expanse of open space incorporating swales and ponds and retains many well-established trees and hedgerows to sustain a rural feel.

V10 deployed its expertise to design a market-led scheme for Clarion while de-risking some complex technical issues associated with the site. Both John Stainton and Karl Timberlake were instrumental in bringing this project to fruition. The land was sourced by V10’s sister company Terra Firma Land.
